St. Vincent Property - Buying Information Foreigner's buying property in St. Vincent and the Grenadines are required to apply to the government for what is called an "Alien Land Holding Licence". The Alien Landholding License is a license issued for the purchase of a specific property by a specific owner and is non-transferable.
The Alien Landholders License can only be applied for, once a deposit has been placed on a property. To apply for this licence the foreigner needs to employ a local attorney and will be required to provide the local attorney with the following:
A police certificate
A banker's reference
The attorney then makes the application for a Alien Land Holding Licence. Upon filing this application a fee of EC$ 2,500.00 (US$936) will need to be paid to the St. Vincent Government.
The application takes about 10 to 14 weeks to be processed by government. In most cases the application is successful a licence is granted. Once granted, he licence has to be officially registered and the costs for registering the licence are as follows:-

The foreigner is then free to purchase the property and the local attorney prepare a deed of conveyance.
The costs for registering the deed of conveyance is 10%, with the costs split equally between the buyer and the seller and payment made directly to the government.
The standard exchange rate for the EC Dollar is EC$2.68 = US$1.00. This rate is fixed to the US Dollar, but may occasionally vary by up to one or two cents EC.
